Commercial water leak detection
Commercial water leak detection means a wireless water sensor everywhere leaks start, and an alert that reaches someone who can shut a valve.
Charlotte puts sensors under water heaters and sinks, next to risers, and in mechanical rooms and IT closets, and alerts your team by email, Slack, browser push or a webhook into your own system when one detects water.
Where the leak sensors go
Wireless water sensors sit on the floor where leaks start: under water heaters and sinks, next to risers, in mechanical rooms and in server or IT closets.
We walk your building with you and agree where sensors matter most, then our team installs them. They are battery powered and wireless, so there is no wiring to run to each one.
What happens when a sensor detects water
When a sensor detects water, the alert rule for that sensor notifies your team, so someone can shut a valve before the water reaches equipment or tenant space.
While an alert is open, the same condition updates it instead of sending a new one. With optional escalation, if nobody acknowledges an alert within the time you set, it is sent again, marked escalated, and emailed to extra contacts such as a manager or an on-call address.
Your team acknowledges each alert on the Alerts page and resolves it when the issue is fixed.
With or without a building management system
Charlotte does not control equipment and does not connect to your BMS. It is a separate layer of wireless sensors with its own dashboard and alerts, so it watches places a BMS often doesn't reach, such as a riser, an IT closet or a tenant suite, and a BMS fault does not take it down too.
Building monitoring questions, answered
Where should water leak sensors go in a commercial building?
Wherever leaks start: under water heaters and sinks, next to risers, and in mechanical rooms and server or IT closets. On a complimentary site walk we agree the spots with you, and our team installs the sensors.
How does a commercial water leak sensor alert someone?
When the sensor detects water, Charlotte's alert rule for that sensor notifies your team by email, Slack, browser push or a webhook into your own system. With optional escalation, an alert nobody acknowledges is sent again and emailed to extra contacts such as a manager.
Do wireless leak sensors need a BMS or new wiring?
No. Charlotte's sensors are battery powered and wireless, so there is no wiring to each sensor, and Charlotte does not connect to your BMS. It runs as its own layer, so a BMS fault does not take it down too.
